The term 'Investment Property' is often over used, mostly drawing attention to a product which might in fact be quite ordinary.

When considering Investment property, certain essential criteria must be checked for. These criteria should provide the defining fundamentals which distinguish Investment properties from all the others.

These main criteria are:

1) Capital Growth...what aspect provides a property with the individuality of it being in a hot spot area allowing for good capital appreciation? 

2) Price...is the purchase price lower than current market value? this would assist in selling at an advantageous price in the future allowing for a quick sale.

3) Finance Structure...is the purchase allowing for better leverage of your capital investment?

4) Rental Potential...will the immediate rental potential of the property cover mortgage payments?

Our selected Investment properties are checked against these criteria: There should be valid reasons allowing for their capital growth, the price must be reasonable, finance packages must be favourable and rental potential should cover the mortgage.
